Q1 2026 Market Overview
Durham Region's real estate market entered Q1 2026 with renewed buyer confidence driven by the Bank of Canada's rate reduction cycle that began in mid-2024. As of April 2026, the Bank of Canada overnight rate sits at 2.75%, with the prime rate at approximately 4.95% — a significant improvement from the peak of 5.00% (prime 7.20%) seen in mid-2023.
The result has been a gradual recovery in transaction volumes and modest price appreciation across all Durham Region municipalities. Buyers who were priced out at peak rates are returning to the market, particularly in the "entry-level luxury" segment ($700,000–$1,000,000) which dominates Durham Region's housing stock.
Oshawa continues to attract first-time buyers and investors with its relative affordability compared to western Durham municipalities. Whitby and Ajax remain strong performers due to their GO Transit access and family-oriented neighbourhoods. Pickering is seeing increased interest due to the long-anticipated Pickering Airport development and city centre redevelopment.
